Buy My Place

ReDIY has the answer. It is easy, Pay only $299 plus GST, no commission, advertise on the major Real Estate Sites, present the property in its best light, have good, quality photos and an appealing text and conduct research to assist with the pricing of the property. When the decision is made to sell the property, the first thing that many sellers do, is to interview 2 or 3 local agents. From these appraisals, the main answers that the Seller will be seeking are - What the property is worth and what the selling costs will be. These answers will vary, in most cases. Commission rates vary, on average between 1% and 4% of the value of the property, i.e giving away 1% to 4% of the value of the asset. Then there is the marketing costs, most Agents require this up front - whether they sell the property or not. Obtaining from the Agent what they believe the property will sell for, is not always easy. They want to win the business. Often the agent who suggests a higher selling figure is not always the one to choose. An experienced, local Agent should be able to give sellers a realistic idea of what the property is worth, in the current market. They will base this on recent comparative sales, that they, or their office, have sold and will take into account the land value and the presentation and features of the home.

Presentation of the Property.

Real Estate Agents will suggest to Sellers that the Presentation of the Property will assist the Seller to achieve a higher Selling Price. This is true. There are many low cost, easy to fix issues that a seller can attend to. Starting on the outside: pressure cleaning of the driveway and paths, mowing the lawn, tidying the gardens, weeding, cutting back bushes and trees, cleaning out the gutters, fixing the front steps and railings, etc. First impressions count. Internally: de-cluttering, professionally cleaned carpets, touch up of painting, removal of mould, safe light switches and power points, thorough clean and tidy up. All of these will assist you to achieve a great selling price.

Buyers can tend to use all the minor maintenance issues as an excuse to lower the price that they are prepared to offer. Eliminate as many as possible. However, it is not necessary to go to the extreme, with major renovations and expense.

Where do Real Estate Agencies advertise?

Real Estate Agencies advertise their properties for sale on Realestate.com.au and domain.com.au. The Sellers pay for the advertising in 90% of the instances. It is on top of the commission being charged by the Real Estate Agencies. It is also paid, up front. This means that even if the property does not sell, the Seller is out of pocket in advertising costs, which can be over a thousand dollars and a lot more, in many cases. These major sites also have feature, premium, highlight and platinum listings, which again, costs a great deal to the seller, and not really worth the outlay. The higher the level of listing, the bigger the profile of the Agency. They also suggest that they can guarantee top spot, or even first page. This is almost impossible. You only need 2 properties in the same suburb, in the same price range, to go on the market and they both cannot be guaranteed top spot. Under the terms and conditions of realestate.com.au it states that their site is for Real Estate Agents, who hold a Real Estate Licence and take out an annual subscription. This means that Private Sellers cannot get access to their site, without using a Third Party, that meets their terms and conditions.
